Listings, arrangements, and discretion

Operators are solely responsible for the accuracy of their listings, photographs, amenities, rates, availability, policies, permits, services, and guest arrangements. LandCutCabins does not independently inspect cabins, boats, equipment, guides, or operators. Inclusion is not an endorsement, certification, warranty, or guarantee. Communications, reservations, payments, cancellations, disputes, and transactions occur directly between visitors and operators. LandCutCabins may approve, reject, edit, suspend, or remove listings at its discretion.

Trip choices and safety

Visitors must independently evaluate operators, accommodations, transportation, and trip suitability before making arrangements. Remote cabin trips may involve boating, shallow-water navigation, weather, tides, wildlife, fishing, hunting, cooking equipment, generators, docks, decks, alcohol, firearms, and limited or unavailable cellular service. Visitors and operators are responsible for complying with applicable boating, fishing, hunting, firearm, alcohol, safety, licensing laws, and individual operator rules. LandCutCabins does not provide medical assistance, emergency monitoring, navigation instructions, weather advice, or rescue services. Confirm emergency procedures, communication options, transportation, fuel range, safety equipment, and weather plans directly with the operator.

Risk, responsibility, and owner submissions

Participation in boating, fishing, hunting, cabin stays, and related activities is voluntary and at the participant’s own risk. To the fullest extent permitted by law, LandCutCabins and its owner are not liable for injuries, illness, death, property loss or damage, cancellations, transportation problems, inaccurate listings, operator conduct, weather, water conditions, or other losses arising from use of the directory or arrangements with third parties. Operators submitting a listing confirm that their information and images are accurate and authorized, accept responsibility for their services, and agree to indemnify and hold LandCutCabins and its owner harmless from claims arising from their listing, property, services, guests, or business activities.

Listing Submission and Approval

An initial inquiry or submission through LandCutCabins.com does not automatically create or publish a listing. Listing details, photographs, links and contact information may be collected and confirmed through subsequent email correspondence. Before publication, LandCutCabins may provide the proposed listing to the cabin owner, operator or authorized representative for review. By replying that the listing is approved for publication, or otherwise providing written approval, that person:

• Confirms that they are authorized to represent the listed cabin or business
• Confirms that the approved information is accurate to the best of their knowledge
• Confirms that they own or are authorized to provide all submitted photographs, logos and content
• Grants LandCutCabins permission to display, resize, crop and format those materials for the listing and related promotion of the directory
• Accepts this Disclaimer & Terms, including the listing-responsibility, limitation-of-liability and indemnification provisions
• The submitter retains ownership of submitted materials. LandCutCabins may correct formatting, decline content, request revisions, suspend or remove a listing at its discretion.

Listing Fees and Results

Listing fees purchase directory placement for the stated listing period and do not guarantee inquiries, reservations, revenue, search-engine rankings or any particular placement unless specifically agreed in writing. Visitors contact cabin owners and operators directly, and LandCutCabins does not participate in or receive a commission from their reservations. Paid listings begin when the listing is published and remain active for the purchased term unless removed for inaccurate, unauthorized, unlawful or misleading content. Listing renewal is not automatic unless separately agreed. Website-design services, if requested, are governed by a separate written agreement.

Governing Law

These terms are governed by the laws of the State of Texas. Any dispute concerning LandCutCabins or these terms will be handled in a court of appropriate jurisdiction in Kendall County, Texas, unless applicable law requires otherwise. If any provision is found unenforceable, the remaining provisions will continue in effect.
